Following statewide structural laws, all multi-story Transient Public Lodging establishments (over 3 stories) are strictly scrutinized for balcony integrity, stairwell railings, and structural load compliance.

The SWFD strictly enforces physical on-site requirements. Failure to comply results in an immediate failed inspection and potential VRC revocation or Special Magistrate summons.

• Certified Fire Extinguishers: Minimum rating of 2A:10B:C required on every single floor. Must be mounted in plain view or inside an unlocked cabinet clearly marked with an official red compliance sticker.
• Emergency Battery Lighting: Battery-powered emergency lighting must be installed and functioning to illuminate primary exit paths in the event of a power failure.
• Smoke & Carbon Monoxide Detectors: Must be hardwired with battery backup or 10-year sealed lithium battery units. Required in every bedroom and in adjacent hallway corridors.
• Egress Floor Plans: A printed, to-scale interior architectural floor plan mounted on the back of the door in every single bedroom, clearly denoting primary/secondary exits, fire extinguishers, and smoke detectors.
• Exterior VRC Entry Signage: A physical sign mounted at the front entrance displaying the VRC Registration #, Maximum Occupancy limit, 24/7 Local Agent Phone Number (850-832-3081), Beach Flag Warning explanation, and driving directions to Ascension Sacred Heart Hospital.

Under Florida's Residential Swimming Pool Safety Act, all rental pools must feature at least one of the following compliant barriers:

• Option A — 85dB Pool Door Alarms: Alarms installed on all doors and windows providing direct access from the home to the pool (must emit an 85-decibel continuous alarm when opened).
• Option B — Child Safety Barrier Fence: A 4-foot minimum height enclosure completely isolating the pool perimeter from the residence.
• Option C — ASTM-Approved Safety Cover: A motorized or manual pool cover meeting ASTM F1346 standards.

Properties situated within 750 feet of the Gulf of Mexico must strictly adhere to the "Three Golden Rules" to prevent hatchling disorientation during nesting season:

• Parking Calculations: Minimum 1 space per 4 occupants (or 1 per 600 sq. ft.). All OTA advertising (Airbnb/VRBO) must explicitly state the exact approved vehicle capacity. Right-of-way parking triggers immediate citations.
• Screened Trash Receptacles: All cans must be shielded from public view behind an approved enclosure, lattice fence, or landscaping except on designated pickup mornings.
